To provide technical advice, assistance and support to older or disabled people and other vulnerable individuals who wish to repair, adapt or improve their homes.
To provide a site and office-based Technical service for DFG and major repairs and adaptations within the County Contract and to assist the Branch Manager in all aspects of financial control and reporting.
To provide an appropriate technical service for the benefit of customers and colleagues from the referral stage through to completion of works within the framework required by the Branch.
To develop the Technical service as appropriate and contribute to the overall development of the Mears Home Improvement Ltd business as part of Mears Group.
1 Liaise with clients and customers to ensure we meet their service requirements, visiting them in their own homes, providing the required level of advice and information, and maintaining regular contact with them at each stage of the case.
2 To assess the building work required to the property.
3 To identify property defects and to recommend priorities, prepare preliminary costings, prepare schedules of works, working drawings and implement Mears Home Improvement Ltd’s tendering process and evaluate the quotations.
4 To maintain and review an up-to-date Register of Preferred Contractors.
5 To administer the Contracts for Works, instruct contractors and monitor the quality of workmanship.
6 Be accountable to the Branch Manager for the Technical service delivered by the Branch and report in a timely manner.
7 To assist with & contribute towards the development of a private service/increasing income.
8 Liaise with and maintain good working relationships with other professionals from external, statutory and voluntary organisations to the enhancement of the Branch service.
9 Ensure the MCM database is fully utilized and kept up-to-date at all times.
10 Preparation of monthly reports on performance (including financial) for the Branch Manager and clients at District / County Levels.
11 Ensure full compliance with the Mears Policies & Procedures.
The primary reporting line is to the Branch Manager. However, the role will require you to support the other Seniors.
Monitoring and reporting budget achievement and deviation. Producing client accounts for payment in a timely manner. Ensuring financial matters are dealt with accurately and in accordance with Mears policies. To maximize profitability and minimize wastage.
Internal and external in person, by telephone and other electronic means. Attending meetings and training where required. Liaison and communication with other Branch staff, colleagues, customers and contractors.
1 Be proactive in enabling the Branch to work with maximum efficiency, to ensure output targets are met and that each case is closely monitored.
2 Compile monthly performance/update reports, working effectively with local statutory and voluntary organisations and colleagues within the Team to progress each case.
3 Preparation of internal valuations and cost reports, working with colleagues to develop and implement the case review system and maintain accurate case records.
4 Interim valuations with client representatives and customers.
5 Valuing of variations with clients’ representatives, sub-contractors and Local Authority.
6 Report on financial status against targets.
7 Reconciliation of sub-contract applications and invoices.
8 Suitability of contractors and ongoing quality control and management, including Health & Safety. Ensure contractors comply with policy.
9 Liaison with site personnel, client representatives and customers to ensure high standards of service.
10 To comply with Company Rules, Quality Standards and Health & Safety Procedures.
11 To support and practice the Company’s Customer Care Philosophy to ensure customer satisfaction.
12 To follow the Company’s Equalities Policies in relation to other staff, customers and members of the Group, at a level appropriate to the post.
13 To follow the Mears Safety Policy, particularly with regard to the agreed Codes of Practice and Safe Systems of Work.
14 To work with the Team to ensure an equitable service across the District / County.
15 Contribute to the development of plans to grow private business and increase income.
16 Contribute to the development and maintenance of a Schedule of Rates across the County.
17 To undertake any other duties as required by the Company from time to time. If these duties are of a greater level of responsibility or skill than those required in the post, then full training and appropriate supervision will be provided.
18 Assisting the Branch Manager with other duties as reasonably instructed.
