Construction has started on an Extra Care Housing scheme in Northampton, which will offer an affordable positive lifestyle choice for older people.

Balmoral Place will offer 80 one-bedroom self-contained apartments to rent to people over 55, who want to live independently with personalised care designed for their needs, with the added benefits of on-site services in a safe, secure and vibrant community.

Some of those onsite services will include:

  • Security entry phone and CCTV
  • Lift to all floors
  • Level access showers or wet rooms
  • Fully wheelchair accessible flats.
  • 3 guest rooms
  • Laundry facilities
  • Hairdressing and beauty salon
  • Mobility scooter storage and charging
  • Wifi
  • Beautifully landscaped gardens
  • Children’s Play Area
  • Personal parking space
  • Assisted technology
  • Memory Room

The extra care scheme will be delivered in partnership with developer HB Villages, contractors McGoff Construction and ATEL, who will kit out each unit with assistive technology.

As well as providing care, Mears has been integral in shaping the design of this scheme. Balmoral Place will span across three buildings – Nene House, Brampton House and Naseby House – with a variety of communal facilities including a leisure lounge, relaxation suite and coffee bar

Mears already provides care at many successful and vibrant extra schemes around the UK – including one recently rated as Outstanding by the Care Quality Commission (CQC). Read more here.

Community hub

The aim is that Balmoral Place becomes not just a special place for residents to live, but also a ‘hub’ for the wider community, offering a complete health, wellbeing and social environment

In our extra care and supported living schemes across the UK, we support our tenants to create Tenants Activities Committees to organise events and activities to keep minds and bodies active.

Jonathan Nunn, Leader of Northampton Council, said: “It’s important to me to make sure that older generations are cared for in Northampton and further afield. This is a really good example of what can be done using an extra care model that caters for the needs of individuals without compromising on independence or for the need for people to be able to stay in their own home.

“I am really pleased with the progress made and philosophy taken by all those partners involved and can see that the key objective is to make sure better outcomes are achieved for residents and the wider local community. By living in their own apartment, rather than living in residential care, the elderly will continue to have independence and dignity within a caring and supportive community.”

Chief Operating Officer for Mears Care, Bernadette Walsh, said: “Balmoral Place will not only enhance the quality of life for people with care and support needs, but also reduce the amount of care they need as well as reduce admissions to hospital or care homes.

“Like the rest of the UK, Northampton is in need of more, smaller properties specially adapted for older and disabled people, and Balmoral Place will meet some of that need.”

Managing Director for Mears Housing Management, John Taylor, said: “Everyone involved is committed to providing innovative solutions to deliver real change by transforming the way care and support is delivered. This is reflected in our design and approach to the project to accommodate people with a wide range of needs and support them to live as full a life as possible.”

Balmoral Place is set to open in October 2018.
