Contract synopsis

Mears has worked in partnership with Crawley Borough Council (CBC) since 2004. The current ten-year contract, running from April 2020 to March 2030, delivers responsive repairs, voids, planned works and Social Housing Decarbonisation Fund (SHDF) retrofit improvements.

The service supports around 4,500 homes. Our local team of approximately 100 staff delivers over 18,500 repairs each year, manages around 150 void properties annually, and delivers approximately £7 million in planned works per year.

What are we doing?

Mears provides a full housing maintenance service including responsive repairs, void refurbishments, planned maintenance and retrofit works. The team prioritises efficient delivery, clear resident communication and strong engagement to support residents during improvement works.

What are the outcomes?

Residents benefit from well-maintained homes, efficient repairs and improved energy performance. Effective void management helps return homes to use quickly.

The contract also delivers social value, including support for vulnerable residents, improvement works, and community initiatives. A coffee morning launched during the project has grown into a weekly community lunch, helping reduce isolation, while the team has raised over £4,260 for St Catherine’s Hospice.

“Communication is key when delivering retrofit programmes, and the work carried out by the Mears team at Hemsby Walk has been exceptional. Their engagement with residents has ensured people feel informed and supported throughout the works.  What started as a small coffee morning has grown into a thriving community group where residents support one another and regularly spend time together. The approach has been recognised as best practice and demonstrates the positive impact that meaningful resident engagement can have.”
