Contract overview
Delivered in partnership with Livin Housing, Mears Group upgraded 347 underperforming homes across Durham Sedgefield using the Social Housing Decarbonisation Fund (SHDF) Wave 2.1 funding. Originally rated mainly Energy Performance Certificate (EPC) D and E, homes were improved beyond minimum standards, with 17 reaching EPC A, 151 achieving EPC B, and others progressing to EPC C, significantly strengthening overall stock performance.
Scope of works
Each property underwent a full survey, with bespoke retrofit solutions designed to maximise efficiency and comfort. Measures included insulation, solar PV, ventilation upgrades, airbricks, AICO sensors, and radon mitigation where required.
Resident engagement was integral, supported by clear communication and dedicated Resident Liaison Officers. Vulnerable tenants received tailored support to ensure safety, independence, and minimal disruption throughout works.
Outcomes and impact
Carbon savings exceeded projections, reaching 256.88 tCO₂e, while annual energy reductions totalled 478,065 kWh. Residents now save an average of £481.97 per year on energy bills, over £167,000 annually across the programme.
Homes are warmer, healthier, and more resilient to rising energy costs, demonstrating how SHDF funding can deliver measurable environmental, financial, and social impact at scale.
