Defence Infrastructure Organisation

We provide affordable housing to central government departments and use it to house professional key workers and service personnel.

Our aim is to provide quality homes and the support services that people need to settle into the communities where they live.

While our various services have different Landlord offers, on most contracts when you lease to Mears we will pay your rent each month for the duration of the lease including void periods. Our unlimited deposit indemnity provides protection against damages, above fair wear and tear and as the Tenant, Mears are responsible for the cost of any repairs attributed to misuse. You will remain responsible for the structure of your property.

What types of properties are we looking for?

We're currently interested in executive style, family sized homes, up to five bedrooms, to be let to professional tenants and their families.

How much rent will you get?

The amount of rent we can pay you each month will depend on a number of factors, including:

  • The size of your property
  • Where it is
  • What the market rate is for the area

Ministry of Justice

Mears works in partnership with the Ministry of Justice to run the CAS 3 project in the North West, North East, Yorkshire & the Humber regions of the UK. This is one part of a wider project to reduce reoffending, through the provision of temporary accommodation. CAS 3 accommodates and provide services to people on probation – this means adult offenders of all genders who are 18 or above who have been released as homeless from prison following a custodial sentence or from approved premises.

What Mears will do:

  • We will redecorate and replace flooring subject to wear and tear
  • We will keep the garden tidy and cut grass, weeds etc.
  • We will maintain and replace where necessary all white goods and furniture which were provided new at the commencement of the lease.
  • We will be responsible for all service user damage
  • We will carry your annual gas safety certificate and boiler service for £50+vat

What the Landlord will do:

As a landlord you will be responsible for maintaining certification and statutory compliance including Energy Performance, EICR and the initial Gas Safety. You will also be responsible for maintaining and repairing the structure and exterior of the property, such as the roof, walls, foundations, flooring, heating and ventilation, sanitation, and drainage.

Our properties are assessed against the HHSRS (Housing Health and Safety Rating System) and we have a host of in-house professionals who can provide upgrades, inspections, remedial works and planned maintenance at discounted rates to further reduce the active burden on management.

What types of properties are we looking for?

Primarily our focus is on self contained units (studios/one bed) but we also have a need for two, three and four bedroom properties. Our service users are fully supported during their residency to get them tenancy ready and confident for independent living.

Home Office

Mears works with the Home Office to provide housing and support to asylum seekers who enter the UK and are housed in Scotland, Northern Ireland, the North-East, and Yorkshire and Humber. The contracts are part of the way in which the UK Government meets its duty to provide asylum for those seeking international protection in the UK.

What the Landlord will do:

  • Be responsible for external drains unless a blockage is caused by our service user
  • Be responsible for the roof including internal damage caused by a roof leak
  • Be responsible for external render, pointing and chimneys
  • Be responsible for gutters and downpipes
  • Be responsible for damp works
  • Be responsible for replacing kitchens and bathrooms where the original was not compliant or where they are no longer serviceable through wear and tear
  • Be responsible for replacing boilers and central heating systems where they are beyond economical repair
  • Be responsible for electrical upgrades or rewires where required to meet new requirements or satisfactory test results
  • Be responsible structural issues with floors eg rotting joists
  • Be responsible for external doors, windows and their frames
  • Be responsible for footpaths, fences, gates, boundary walls, outbuildings and garden structures
  • To provide all certification including an asbestos survey and asbestos removal where necessary
